Buyer Benefits & Seller Facts

When you’re buying a home, be it pre-owned or new, an inspection tells you the current condition of the property. Eliminating any surprises after you close on what is for most, the largest single purchase made in their lifetime.

Buyers: Buying a home can be an overwhelming experience and the presence of an experienced home inspector can be very helpful.  All major systems are reviewed during a home inspection.  I not only welcome but also encourage the attendance of the buyer, in an attempt to provide you with a general knowledge of the home. I can explain how systems and components operate and what recommended regular maintenance should be performed on these systems or components, thereby alleviating some of the concerns you might have.  I will locate and explain the safety features in homes, such as:

  • GFCI (Ground Fault Circuit Interrupters)

  • AFCI (Arc-fault Circuit interrupters)

  • Smoke alarms

  • Carbon Monoxide alarms

  • TPR (Temperature Pressure Relief)

  • Shut Off Valves

  • Water Heaters

  • Central Heating & Air Systems

Along with anything else the you may have questions about. I can also show you the location of the main water and gas shut offs, the electrical disconnects, etc. I can also help with common maintenance issues, such as how and when to change the furnace filter, or suggest re-caulking around bathtubs to prevent concealed damage behind wall tiles.

If you purchased a new home, and it's still under warranty from the builder, it’s a good idea to have a Maintenance inspection before the warranty expires. It’s a rare that even a new home doesn’t have some problems that were overlooked by the builder.  Those repairs or corrections easily exceed the cost of an inspection.  If you catch them prior to warranty expiration, your warranty will cover them (review your warranty for exclusions).

Sellers: You will benefit by knowing the condition of your home before it is placed on the market. That way, any needed repairs can be made prior to listing. A seller’s inspection can also be used as a comparison to what the buyer’s inspector finds. If you’re getting ready to put your home on the market, take the first step in preparing your home for sale with a listing inspection from Diamond Property Inspections. An inspected home encourages more interest from buyers, eliminates surprises, and generally puts your property at a competitive advantage during the sales process. Buyers will know that you have fully disclosed the condition of your home, and you’ll be confident that there will be fewer, if any, issues during the selling process.
